This isn’t your average, ‘bare bones’ investment rental. This is where our family stays when they come to visit. It is furnished with quality linens, furniture, and kitchen equipment. 47′ flat-screen TV in the Living Room, 31′ and 39′ flat-screens mounted on the walls of the two bedrooms.

A small, well-behaved dog or two are welcome with a pet cleaning fee of $100/dog in addition to the standard cleaning fee. The dog must be house trained and it must be disclosed on the rental agreement.

The village of Fernandina is a great location if you're looking to spend some time in The Villages. Near numerous rec centers and swimming pools just minutes away, as well as the Driving Range and golf practice facility. Shopping and restaurants aplenty, too.

The included golf cart will save you at least $100 per week. That can add up to quite a bit of money. And you pretty much need a golf cart around here.

Rental Policies and Payments.:

Reservation Deposit

25% of the total rental amount is due at the time of signing this agreement. This is non-refundable and is used to reserve the time period you have selected for your stay.

The rest of the payment is due at least 6 weeks prior to the check-in date.

Cancellations must be made at least 4 weeks prior to check-in date in order to be refunded the total rental amount minus the reservation deposit unless otherwise agreed upon.

After said period prior to the rental start date, the Owner shall have the right to retain the initial Reservation Deposit as well as the additional rental amount, at the Owner's discretion. Cleaning fees and taxes will be refunded in full.

 

Dogs

Small, well-behaved dogs permitted but with owner's prior approval. $100 additional fee for each dog.

 

Guest Passes

       Temporary Resident Pass

  • If you want to take advantage of golf course amenities and get the same benefits as Villager residents, you must obtain a Temporary Resident pass will be required. It is $50 and can be used for two people.  It will also give you access to pools and rec centers.

      Standard Guest Pass

  • If you do not need the same golf course privileges/discounts as residents, but would like to have access to swimming pools and other recreation areas, you will need a regular guest pass.
  • You can still golf with this pass, you'll just have to pay green fees on Executive Courses and it'll be more expensive to golf Championship courses.

We will need to know at least a month before your check-in date that you are going to need either of these.

Termination

The Owner has the right to inspect the premises with prior notice as stated with the applicable State laws. Should the Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with State law. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.

 

Maintenance and Repairs

The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Owner as being immediately habitable by the next tenants. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the tenants shall be responsible for any costs to the owner that occur as a result of damage caused by the tenants to the premises or its furnishings.

 

Trash

The Tenants shall dispose of all waste material generated during the rental period on the property within kitchen, bathroom, and living areas. Trash is collected on Tuesday and Friday mornings.

 

Subletting

The Tenant shall not have the right to sublet the property.

 

Quiet Enjoyment

The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises.

 

Smoking

Smoking is not allowed inside the home.

 

Owner’s Liability

The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Owner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Owner may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.

 

Attorney’s Fees

Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Owner enforcing this agreement.

 

Use of Property

Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.

 

Shortened Stays and Conditions

There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.

 

Firearms

Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.

 

Fireworks

Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.

 

Illegal Use

Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement

 

Fire Alarms

If the property has fire alarms the Tenant must notify the Owner without delay if a fire alarm “chirps” or has a low battery condition.

 

Possessions

Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 6 months they shall become the property of the Owner. The Owner shall not be held liable for condition of said items.

 

Cable TV

Cable TV is provided and service level has been chosen by the Owner. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.

 

Internet

High-speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

 

Golf Cart Responsibility

Anybody who operates the golf cart will do so in accordance with state and local laws. Any damage caused to the golf cart will be the responsibility of the operator, who will also accept fault and responsibility for any damages caused by the cart under their operation or any injuries to any persons caused by the operator.

Governing Law

This agreement is governed under the laws and statutes of the state of Florida.
