A Florida state rental use tax applies if the stay is less than 6 months and one day. This property rents out early every season as the amenities and location are prime reasons. Book early to reserve for the Spring 2024 thru Fall 2024 seasons.

This home features beautiful light tan laminate & tile flooring throughout; (no carpet). There's a south & east facing front screen enclosed lanai that you can enjoy using the comfortable casual outdoor seating with two rockers  for morning coffee, or for a shaded lunch, or for just relaxing watching the stars after your active day in the world’s top-rated senior community.

Living room has a new WOW... 70" flat screen TV, with 125+ Comcast cable channels and high speed internet for streaming and also a land line phone.  The cozy theater style seating area has two electric recliner sofas, a pair of wingback chairs, and an overhead ceiling fan.  

Kitchen is light, and bright with dishwasher, refrigerator with icemaker, microwave, gas cook top/oven, Mikasa dishes, Emeril Lagasse pots & pans & a Wok, all cooking utensils, two & four slice toasters & 2 coffeemakers (both Keurig pod & regular Mr. Coffee), smoothie maker, regular blender, food processor, 2 slow cookers & 2 teapots, toaster oven, full size mixer and full size washer/dryer. The Kitchen has a glass table that seats 4. There are 3 bar stools at the Kitchen counter for your guests.

A Fire extinguisher is mounted on a kitchen wall as well as a flashlight with first aid & sewing kits.

Formal Dining Room seats 6 with a table that can be expanded; there are several sets of silverware. Mikasa & Noritake  china; a large supply of crystal/glass drinkware is provided.

Master Bedroom has a new firm King bed mattress with an removable pillow topper, extra pillows, 2 night stands, 2 chairs, 2 lamps, a clock-radio, a phone charging radio, a 42" wall mounted flat screen TV with DVD player with an assortment of DVD's/CD's, a large walk-in closet with custom organizer shelves, overhead ceiling fan, and blanket/comforted chest dresser and also a small writing/computer desk. Master Bedroom has a privately accessed bathroom (recently painted) with walk-in shower & wall cabinet with a large vanity mirror.

Separate Guest Bedroom has a medium-firm Queen bed, a glass topped computer/writing desk, extra pillows, radio, 3 lamps, a small dresser and a custom closet with organizer shelves, overhead ceiling fan, an electric heated fireplace mantel and is next to a separate guest bath (recently painted) with full tub & shower with large vanity mirror. 

(An additional TWIN bed can also be added/configured in the Guest Bedroom upon request.)

Parking: Garage (1 vehicle), driveway (1 vehicle). (The Gibbes Way property also has a short term overflow parking area for 1 small vehicle).

The extra large outdoor patio area has two glass tables; each seats 4 persons. (One is a high top and one has an umbrella shade; There are several 9 foot umbrellas).

An outdoor propane fireplace has recently been added as well as a propane gas grill & a Weber charcoal grill).

There are many sets of linens, towels & comforters, ironing board & 2 irons, many dust and wet mops, 2 vacuum sweepers, a hair dryer, flat hair iron, bathroom scale, personal heating pad, and an extra generous supply of clothes hangers in each of the custom closets. 

We also provide three bicycles with adult sized helmets; (0ne is a three wheel adult tricycle); two sets of golf clubs with more balls/tees than you can use, 2 golf club pull carts, 2 pool noodles, 3 boogie boards, 2 beach folding chairs, 2 beach sand umbrellas, many large beach towels, a small portable beach tent, 4 freshwater/salt fishing poles and an assortment of fishing tackle with fishing net, and 2 sets of hiking/walking/trekking poles.

For rainy days, the villa has over six dozen hard-backed books, many board games & many puzzles.

For great evenings, the villa has four (4) folding lawn chairs for guest use for watching the daily 5-9 PM live entertainment around the nearby (four) Villages' squares.

A small dog is allowed; (no additional fee for a dog; less than 20 pounds please).  Sorry, no cats permitted due to guest allergies. The nearby Brinson/Perry Dog Park is short 1.3 miles away as well as the Lake Miona/Black Lake 'soft all weather walking trail too!

No smoking in the home, garage or outdoor screened lanai; (see policy below).

Home Cleaning practices:

This home is cleaned with disinfectant between guest stays. Examples: All high-touch surfaces are cleaned with a disinfectant; (Ex: door/cabinet knobs, counter tops, light switches, sinks, faucets, handles, showers, tub, toilets).

The Patio Villa is midway between Lake Sumter Village Square and Brownwood Square with live entertainment and nearby restaurants for every taste nearly 365 days from 5pm-9pm. There are 5 pools within walking distance of the patio villa. The SeaBreeze Regional Recreation Center & pool is just a 5 minute walk. All Villages swimming pools (102) are heated year round. Villages community boasts over 3000+ lifestyle clubs, 693 holes of golf & 214 pickle ball courts, & 15 softball fields. All the nearby Regional Villages Recreation Centers including SeaBreeze have free loaner equipment for sand beach tennis, sand volleyball courts, bocce ball/bocce golf, shuffleboard, horseshoe pits, and regular tennis & catch/release fishing supplies for the nearby ponds. (Nearby SeaBreeze Rec Ctr also has Fitness Club Memberships: Single $44.39 Couple $85.98 per month). There is convenient shopping nearby with both chain retail shops and unique boutiques. Rental Policies and Payments.:

(The rates are the same for a single person, couple or family; i.e. there is NO fee for a small pet or extra guests for reasonable short periods of time with the owners consent. Otherwise, there is a $100 per person per week fee for longer term guests).

For short term renters, a two seater golf cart with seat belts is negotiable for adult tenant/renter drivers. (Tenants/renters would need to provide their own insurance coverage using their existing homeowners or automobile policy. Thereby, tenant/renters would be solely responsible for any golf cart damages, fines and injuries). Note: The two seater seater Golf Cart is included with a 4 month rental that also includes Roadside Assistance.

For short term renters, a gas or electric golf cart can also easily be rented/delivered/picked up locally for a short term.. (Simply google them from more than a dozen local vendors or we can provide a list via email if requested/desired.)

(BTW, Villages guests should be aware of  a potential safety issue. Consider googling this . . .  according to Villages News, a total of 13 golf cart deaths have occurred in The Villages over the course of just a seven year period )

An ANNUAL LEASE would be considered - $3000/month if we pay for utilities (gas, electric, water) or $2800/month if you pay for your utilities starting JUNE 2024.

$750 Reservation deposit due within 7 days of booking. The $750 Reservation deposit will "hold" the property and automatically converts to a "Security Deposit" upon final rental payment. No smoking in the home, garage or outdoor screened lanai. Security Deposit will be kept or additional charges will apply to remove any signs of smoke from inside the unit. NO EXCEPTIONS!

The Reservation deposit may be refundable if another tenant/renter can be found at the same price after any Cancellation is requested for the contracted period.

The Security Deposit less the $175.00 Cleaning Fee will be returned between 30- 45 days of tenant departure, providing there are no unpaid charges for pay-for-view movies on Xfinity/Comcast cable or extra unpaid phone charges or damages, etc. other than normal wear and tear, following inspection and satisfaction of property and its contents.

A $50.00 Villages Temporary Resident ID Fee (optional for up to 2 adults) allows for the enjoyment of all “resident privileges,” which include making automated golf reservations, or playing golf at any of the 41 Villages Executive golf courses open nearly 365 days/yr or get discounted rates for the 12 Villages Championship courses,  Walking the 9-hole Executive golf courses are free; (motorized golf cart usage on Villages golf courses have a small 'trail use' fees). Paid directly to The Villages, the $50.00 Villages Temporary Resident IDs can be picked up at the Villages sales office after check in.  A Villages Temporary Resident ID allows access to roughly over 3,100 Villages activity clubs and neighborhood/regional indoor recreation center activities. (These Villages activity events are searchable online). Villages Temporary Resident IDs also allow access to 89 outdoor swimming pools that are heated year round.

Household consumables are generally NOT provided such as trash bags, baggies, paper towels, dish soap, laundry soap/powder, toiletries etc.

(A small starter set of hand soap, bathroom tissue and bathroom/kitchen & window cleaning supplies is provided).

Guests should consider purchasing their own Renters insurance & golf cart insurance for any personal property/valuable protection.

There is easy golf cart access or either a short bicycle ride or drive access to five nearby supermarkets, shopping & restaurants. The Winn-Dixie and Publix grocery & Aldi's grocery stores are 1.9 miles.  A second Publix grocery and the Walmart Neighborhood Market grocery also are all under 4.0 miles away.
