Our charming fully furnished Patio Villa is a 2 Bedroom 2 Bath in a quiet neighborhood in the perfect location! It's a 'stones throw' from the Sea Breeze Regional Recreation Center. There are 5 nearby pools; (all within 10-15 minute walk), surrounded by golf courses and centrally located in the Villages; between the 466's.
This home features beautiful light laminate & tile flooring throughout (no carpet). There's a south and east facing front screen enclosed lanai that you can enjoy using the comfortable casual outdoor seating for morning coffee, for a shaded lunch, or for just relaxing watching the stars after your active day in the world’s top-rated senior community.
Living room has a new WOW... 70" flat screen TV, with 125+ Comcast cable channels and high speed internet for streaming and also a land line phone. Cozy seating area has a plush love seat, many chairs, and an overhead ceiling fan.
Kitchen recently painted, light, and bright with dishwasher, refrigerator w/icemaker, microwave, gas cook top/oven, new dishes, new pots & pans, all utensils, toaster & 2 coffeemakers, blender, full size mixer and full size washer/dryer. The Kitchen has a glass table that seats 4; the recently painted formal dining room table seats 6 and has a table that can be expanded. There are 5 bar stools for the Kitchen counter for your guests.
Master Bedroom recently painted, has a new firm King bed mattress, extra pillows, 2 night stands, 2 chairs, 2 lamps, a clock-radio, a phone charging radio, a 42" wall mounted flat screen TV with DVD player with an assortment of DVD's/CD's, a large walk-in closet with custom organizer shelves, overhead ceiling fan, and dresser. Master Bedroom has a privately accessed bathroom with walk-in shower & wall cabinet and a large vanity mirror.
Separate Guest Bedroom also recently painted, has a firm Queen bed, extra pillows, radio, 3 lamps, a small dresser and a custom closet with organizer shelves, overhead ceiling fan, an electric heated fireplace mantel and is next to a separate guest bath with full tub & shower with large vanity mirror. (Twin bed(s) can also be configured upon request.)
The outdoor extra large patio area has two tables with umbrella shades & seating for 8; (an outdoor hammock is provided).
There are several sets of linens, towels & comforters, ironing board & iron, 2 vacuum sweepers, hair dryer, and a generous supply of clothes hangers.
We also provide an outdoor hammock with two bicycles & adult sized helmets: 1) Men's Raleigh 2) Women's Schwinn Townie, two sets of golf clubs with balls & tees, 2 golf club pull carts, 2 pool noodles, 2 boogie boards, 2 beach folding chairs, a beach sand umbrella, 2 large beach towels, a small portable beach tent, 4 freshwater fishing poles and a small assortment of tackle with a fishing net, 2 sets hiking/walking/trekking poles, five dozen hard backed books & games as well as four (4) folding lawn chairs for use when watching the daily 5-9 PM live entertainment around the nearby three Villages' squares.
A small dog is allowed - (no additional fee for a dog less than 20 pounds please). Sorry, no cats permitted due to guest allergies. The nearby Brinson/Perry Dog Park is short 1.3 miles away too!
No smoking in the home, garage or outdoor screened lanai; (see policy below).

This home is cleaned with disinfectant between guest stays. Examples: All high-touch surfaces are cleaned with a disinfectant; (door/cabinet knobs, countertops, light switches, sinks, faucets, handles, showers, tub, toilets).
Check-in and Check-out with no person-to-person contact is available.

The Patio Villa is midway (a short ride) between Lake Sumter Village Square and Brownwood Square with live entertainment and nearby restaurants for every taste nearly 365 days from 5pm-9pm. (SeaBreeze has Fitness Club Memberships: Single $44.39 Couple $85.98 per month). There is convenient shopping nearby with both chain retail shops and unique boutiques. All Villages swimming pools (89) are heated year round. The nearby Villages Recreation Centers have sandy beach tennis, sand volleyball courts, bocce ball/bocce golf, shuffleboard, pickle ball , fishing supplies for the nearby ponds, horseshoe pits, regular tennis . A two seater gas CLUB CAR golf cart with seat belts or an electric EZ-GO golf cart MAY be available (negotiable) for adult tenant/renter drivers. (Tenants/renters would need to provide their own insurance coverage using their existing homeowners or automobile policy. Thereby, tenant/renters would be solely responsible for any golf cart damages, fines and injuries).
A gas or electric golf cart can also easily be rented/delivered/picked up locally for a short term(s). (Simply google them from more than a dozen local vendors or we can provide a list via email if requested/desired.)
(BTW, Villages guests should be aware of a potential safety issue. Consider googling this . . . according to Villages News, a total of 13 golf cart deaths have occurred in The Villages over the course of just a seven year period )

An ANNUAL LEASE would be considered - $1750/month if we pay for utilities (internet/cable, land line phone, gas, electric) or $1500/month if you pay for utilities.
$750 Reservation deposit due within 7 days of booking. The $750 Reservation deposit will "hold" the property and automatically converts to a Security Deposit upon final rental payment. No smoking in the home, garage or outdoor screened lanai. The Security Deposit will be kept or additional charges will apply to remove any signs of smoke from inside the unit. NO EXCEPTIONS!
The Reservation deposit may be refundable if another tenant/renter can be found after any Cancellation is requested for the contracted period.

The Security Deposit less the $150.00 Cleaning Fee will be returned between 30- 45 days of tenant departure, providing there are no unpaid charges for pay-for-view movies on Xfinity/Comcast cable or extra unpaid phone charges or damages, etc. other than normal wear and tear, following inspection and satisfaction of property and its contents.
A $50.00 Villages Temporary Resident ID Fee (optional for up to 2 adults) allows for the enjoyment of all “resident privileges,” which include making automated golf reservations, or playing golf at any of the 41 Villages Executive golf courses open nearly 365 days/yr or get discounted rates for the 12 Villages Championship courses, Walking the 9-hole Executive golf courses are free; (motorized golf cart usage on Villages golf courses have a small 'trail use' fees). Paid directly to The Villages, the $50.00 Villages Temporary Resident IDs can be picked up at the Villages sales office after check in. A Villages Temporary Resident ID allows access to roughly over 3,100 Villages activity clubs and neighborhood/regional indoor recreation center activities. (These Villages activity events are searchable online). Villages Temporary Resident IDs also allow access to 89 outdoor swimming pools that are heated year round.
State of FL mandate a 7% Tax for less than 6 months rental.
Included = All utilities: Electrical, gas, water, amenity fees. 2 new smart TVs: 70" & 42" with 125+ Channels Xfinity/Comcast cable service, High-Speed Wireless Internet, landline phone, curbside trash, pest control, lawn & tree service, and all real estate taxes.
Household consumables are generally NOT provided such as trash bags, baggies, paper towels, laundry powder, toiletries etc.
A small starter set of hand soap, bathroom tissue and bathroom/kitchen& window cleaning supplies is provided.
Guests should purchase consider purchasing Renters insurance for any personal property/valuables.
There is easy cart access or drive to five nearby supermarkets: 1.9 miles to Aldi's & Publix. The Winn-Dixie store , a second Publix store or Walmart Neighborhood Market store also are all under 4.0 miles away.
Check-in after 3:00 p.m.

When leaving kindly place the towels and sheets in the WASHER before you leave.
Kindly keep the noise level to a minimum as this is quiet adult community..
Kindly place keys in bowl and leave via the garage code.
Kindly do NOT lock the Lanai screens after you leave.
