There is absolutely NO smoking or vaping of any kind on the premises.

50% if 1st month’s rent due immediately to secure property.    Remainder of rent, $1,500 security /damage deposit and $200 cleaning fee due 45 days prior to check in.   

Security/Damage; this deposit will be returned within 15 days of the completion of the end-of-lease inspection confirming property is in the same condition as when it was rented (no evidence of damage or needed repairs).

Rent includes, Villages amenity fees, cable TV, wifi internet, gas, electric, water/sewer, trash, lawn, pest control, and snow removal.    

Long term rentals (6+ months) tenant pays for cable/internet, gas & electric.  Landlord pays for all other services and upkeep including amenity fee.  

Renter pays transfer fee for Villages Temporary Resident ID’s.   Currently $50 for 2 ID cards.  Village ID's gives full access to all residential amenities and recreation centers (pools, pickle ball, tennis, shuffleboard, billiards, archery, bocce ball, horseshoes etc….) and golf at any of the executive courses and discounted rates at championship courses. 

Rates do not include 7% Florida sales tax for rentals of 6 months or less.   This will be paid to Property owner and paid to the county as required.

Check in time—4 pm on first day of rental

Check out time—10 am on last day of rental.

The Villages is an active Senior Community for residents 55 yrs+, but visitors are allowed for limited time periods (see contract for limits) and family activities are available in the community.
