Our oversized corner lot location boasts privacy and has a screened lanai that is furnished with a table/4 chairs, oversized rattan sofa seats, rocking chairs, and an outdoor carpet for your comfort where you can enjoy your morning coffee, meals, and pure relaxation.  

We also provide pool towels, a cooler, floaties, pool bag, stadium chairs to make your stay more enjoyable.  We also offer a starter supply of household items you may need before you can get to the store.

Primary bedroom: Is equipped with a king bed,  40” TV with streaming service, and ensuite bathroom with a walk-in shower, an additional slider from the bedroom out to the lanai for added sunshine and natural light.  Armoire, nightstands, ceiling fan, lamps, alarm clock, blow-dryer, as well as a spacious walk-in closet and an ensuite bathroom/shower.  Fluffy towels for you to enjoy after your shower at the end of your fun day.  Soft cotton bedding, quilts, and throws.

We have an open floor plan between the living room, dining room, and kitchen all with high ceilings!

Living room: Offers you a comfortable sofa and love seat along with an electric recliner, 65" TV equipped with streaming service for you to watch your favorite shows and movies, radio, lamps and an overhead ceiling fan with new luxury vinyl plank flooring.  Board and card games for the days or evenings you choose to relax at home.

Kitchen: Is furnished with 3 bar stools.  New stainless appliances: newer refrigerator with filtered water and ice-maker, newer dishwasher, newer GAS stove, newer microwave. Fully equipped with pots/pans, blender, stand mixer, hand mixer, croc pot, Keurig, drip coffee maker, electric tea kettle, Tupperware, Pyrex, tableware, toaster, bakeware, hand towels, dishes/glasses, serving wear, and utensils including steak knives.  As well as separate dishes and furnishings for eating outside also.  A fire extinguisher is also provided in in case of an emergency.

Guest room: Is furnished with a queen size bed, 50” TV with streaming service, overhead ceiling fan, armoire, dresser, nightstand, lamps, closet.  Fluffy towels for you to enjoy after your shower at the end of the day.  Soft cotton bedding, quilts and throws.

Dining room: Table/seating for 4, server, radio for entertainment, perfectly situated in front of slider out to the lanai for an open feel and plenty of natural light.

Lanai: Fully screened, 32" TV, overhead fan, 2 rockers, 2 oversized rattan chairs, table and seating for 4, outdoor carpet to relax and enjoy evening downtime.

Off season of May to November are a great time to rent in The Villages where you can enjoy all the same activities at lower rates.
  
Included: Utilities, wireless internet, streaming TV service, trash pick-up, lawn service, weeding, pest control.

Preferred payment terms are Zelle, Venmo pay to friend not business, and by check.
NO smoking/no vaping anywhere inside or on premises.  Violation of this policy will result in additional cleaning fees and forfeiture of security deposit.
We can gladly recommend golf cart rental companies if needed.
NO subletting.  NO large gatherings or parties to preserve the tranquility our neighbors enjoy.
We strongly encourage all guests to insure their trip for their protection using sites such as: Insuremytrip.com or Rentrisk as possible resources.
Additional guests beyond the renters or visitors beyond 7 days will incur additional costs.
The Villages is an active Senior 55+ community.  Visitors younger than 19 are allowed for limited time periods.
No pets/animals.  Violation of this policy will result in additional cleaning fees and forfeiture of security deposit.

Additional Rental Policy/Fees:
50% of total rent, $1000 security deposit, drivers license copy,  are due within 3 days of receiving contract.  Balance of rental amount, taxes, cleaning are due 90 days before check in.  Security is refundable if no damage after inspection.

Cancellation terms: Full refund for cancellation before 90 days of arrival, cancellations between 90 days and 60 days before arrival result in a 50% refund (unless we can re-rent the unit at the same price), cancellation less than 60 days before arrival is non refundable (unless we can re-rent the unit at the same price).  In the event of cancellation, Security Deposit(s), Sales Tax & Cleaning Fee payments are fully refundable.
